Search for homes near Chateau Elan in Braselton this month and you will pull up two entirely different housing markets wearing the same name tag. One listing sits at $575,000, a ranch-style home in an age-restricted community with a monthly HOA bill. Another, a five-bedroom home on 2.63 acres at 2072 Covered Bridge Drive, sits at $2,695,000. Both are real. Both showed as active or pending in a June 2026 market snapshot. Both get marketed with the same words: golf, wine country, resort lifestyle, Chateau Elan.

That gap is not a fluke of timing or a stale listing that should have been pulled. It is the entire story of how Braselton prices work, and it explains something that trips up almost every out-of-town buyer who starts comparing this suburb to others north of Atlanta: the town-wide median price you see quoted on a national home-value site is close to meaningless here, because "Braselton" and "Chateau Elan" are not describing one product. They are describing at least four.

Four Neighborhoods Hiding Inside One Marketing Name

The Chateau Elan brand covers ground that spans from starter-adjacent to eight figures, and the difference is not subtle.

Del Webb Chateau Elan, built by Pulte in Hoschton starting in 2018, is a 55-and-over community with ranch homes running 1,320 to 3,883 square feet. New construction there has started as low as $491,990, and as of April 2026 the community's median sale price sat at $575,000, up 9.5% from $525,106.50 a year earlier, even as sales volume fell by half. The HOA runs $325 a month, and the average annual property tax bill is $3,199.72.

The Legends at Chateau Elan, built out mostly in 2005 and 2006, is a completely different animal: unrestricted, custom-built, and enormous. Homes there typically range from 10,020 to 14,562 square feet, with HOA dues of $525 to $550 a month and an average annual property tax bill of $29,866.50. A June 2026 market snapshot showed the tier trading in real time: 5669 Legends Club Circle, an 11,684-square-foot home on just over half an acre, listed active at $2,599,000, while a five-bedroom home on nearby Sam Snead Drive sat active at $2,800,000.

Then there is Traditions of Braselton, a 1,140-acre master-planned community anchored by an 18-hole championship course designed by Mike Dasher. Despite the Braselton branding, its mailing address is Jefferson, and it sits in Jackson County. HOA dues here run as low as $5 and as high as $167 a month, with an average annual property tax bill of just $3,483.63. In January 2026, the community's median sale price jumped from $580,000 to $907,450, a 56.5% increase, but on 60% fewer closings than the same month a year earlier.

Add Riverstone Park, a golf-cart-friendly neighborhood near the Northeast Georgia Medical Center's Braselton campus with community pools, tennis and pickleball courts, and walkable access to restaurants, and you have four products that share a zip code and almost nothing else.

None of this changes what a house costs today. It does mean that a brochure describing Braselton's future should be read the same way you read a listing that says "near Chateau Elan."
